The development comprises a steel portal framed building, complete with built up and composite cladding, with full dock facilities, extensive external circulation hardstandings, access road and office car parking.

Having a ground floor footprint of circa 11,050m2 (119,000ft2) the building also includes  approximately 650m2 (7000ft2) of mezzanine office accommodation.

Close proximity of overhead high voltage electricity cables, along with pylon situated to the rear of the site, required that careful planning and construction techniques were required to erect the building safely, whilst maximising the developable area of the site.

Due to the highly sensitive nature conservation measures, already present on the development, a dual storm water system was introduced to separate the ‘dirty’ water run off from the ‘clean’ roof drainage. The drainage systems then run into the appropriate ecologically assessed balancing ponds.
